Typical Project Process
All projects vary, but to help you plan out your new project the typical design process for small scale projects or a house extension can be summarised as follows:
Design Consultation & Establish Project Brief
Design consultation and informal advice and planning guidance to ensure your project is viable, setting out the brief and parameters for your scheme.
Survey
Brightman Architects will carry out an extensive survey of your existing home and draw up plans for the existing layout in order to progress the proposed design of your house extension
Concept Design
We develop the design with the client, working up various options to ensure you get the best layout for your home.
Planning Application
Where necessary, Brightman Architects will produce the required information for the Planning Application and we will submit it to the Local Planning Authority. We will monitor the application’s progress for you, dealing with any queries from the Local Authorities directly, so you don’t have to.
Planning approval for a standard householder application takes approximately 8 weeks for the Local Authority to determine. Large scale projects may take longer.
Detailed Design
We will progress the design in more depth and work up the detailed drawings required for the Building Regulation Submission and the construction of your project. We will liaise with any other contractors that are needed, such as a Structural Engineer, to develop the design and move the project forwards. We provide comprehensive, detailed construction drawings for your contractors to work from.
Building Regulation Application
As with the Planning Application, Brightman Architects will produce the required information for the Building Regulation Application and we will submit it to the Local Building Control or Approved Inspector. We will monitor the application’s progress for you, dealing with any queries directly.
Building Regulation approval takes approximately 6 weeks for the Local Authority to determine a full plans approval. If you choose to use a private Approved Inspector this time period can be less.
Construction
Once we have the correct approvals and given the correct notifications, construction of your project can begin.
